ResCom Roof & Shingle Repair in Metro Atlanta
Roof Shingle Repairs Not Uncommon
Your roofing system is your first line of defense against the harsh elements that Mother Nature throws at us. It’s important to choose the best material you can afford when installing a new roof. But quality material is not the only factor to consider. The skill of your installer is equally important. We work with only the best installers in Atlanta and they are like family to us. We’ve used the same crew for over 8 years to do our installations and roof repairs in Atlanta.
But no matter if you have the best shingles, and the best roof installer perform the installation, there will most likely come a time when you need roof repairs. This is especially the case for anyone living in the Southeast where we experience so many strong storms.
Architectural and 3-Tab Shingles are Most Common
Asphalt composite shingles are on the majority of homes in Atlanta, and once these shingles reach 12 years of age or more… they become brittle. When this happens, winds in excess of 40 miles per hour can lift them and blow them off the roof, or crease and break them, leaving them in place on the roof. This will require replacing the damaged shingle or shingles by a trained roof technician like we work with at ResCom Roofing.
The two most common types of asphalt shingles are 3 tab shingles and architectural shingles. By far, the majority of roof repair we do are on the 3 tab shingles. These are typically builder grade shingles and are not as durable or storm resistant as the architectural. Once they reach 12 years or older, it’s common to see wind damage like you see in the photo.
Roof Repairs Can Turn Into a Free-Full Roof Replacement
The good news is that most insurance companies will replace the entire roof if the shingles have become too brittle to repair. We call that being “not repairable” in the industry. However, it does happen that insurance will only pay for the repair, so we have to replace only the broken or damaged shingles in this case. Not to mention any names, but All State is known in the roofing industry to deny full roof replacements due to wind damage. But there are many other companies that will cover the cost of a full roof replacement.
Either way, if you have shingles blown off your roof, you have a legitimate insurance claim and we recommend filing an insurance claim. We offer Free of Charge roof evaluations for you.
Storm damage is not the only reason your roof shingles may need to be repaired. Over time, roofs expand and contract, nails push up and cause nail pop holes, caulk in critical areas becomes old and brittle. Then there’s the case of having poor quality installers. In this case, many times the shingles aren’t nailed propertly and this requires doing a detailed inspection, and re-nailing loose shingles.
We recommend having a semi-anual roof inspection and maintenance. This can help to prevent expensive repairs by keeping everything on your roof caulked, nailed and serviced. We perform full roof maintenance services on most homes for $425. It could save you thousands in the long run and add several years to the life of your roof shingles.
